Searching for an apartment in New York City is and always has been a
competitive process, especially one without a brokerage fee.  You need to at
least try to make the process a little bit less tiresome - Get your finances and
necessary paperwork in order before going out apartment hunting.  That way,
when you find the right apartment  you'll be ready to apply and will seem
forthcoming to the landlord.  Remember, not only do you need to find an
apartment that you love, the landlord needs to accept your application for
tenancy as well.  



All landlords are going to have their own specific criteria and application

should have the following documents ready to submit along with your
application:

Clear copy of picture id

Typewritten explanation of any discrepancies on your credit report or
unconventional type of income

As far as finances go, generally landlords will ask for a month's rent + a
month's security, but some owners require 1st & last month's rent + a month's
security.  So if you need to move money into a checking account for
availability or a family member is helping out, this is the time to take care of
those things.
