What if I need someone to guarantee or co-sign my lease for me?
Different landlords have different policies regarding guarantors. While many landlords will accept a guarantor
from any state within the country, there are some who will only take a guarantor who resides within the tri-state
area. If you plan on using a guarantor, you should certainly make sure that this will be okay upon your first contact
with the landlord or management company.
A guarantor will have to provide proof that they have the ability to afford the apartment. Generally, a landlord will
require that a guarantor has an annual income that is eighty times the monthly rent (if the rent is one thousand
dollars per month, the guarantor must earn eighty thousand dollars annually). Just as the owner would ask of an
applicant, the guarantor will need to provide proof of income (tax statements, pay stubs, bank statements, or a
letter of reference from an accountant or employer).
Most New York City landlords are comfortable renting their apartments to students or renters who are receiving
financial help from their family. It is always important to make your guarantor aware of what will be required of
them.
