A rental building is what most people think of when they intend to rent an apartment. In this type of building, the landlord owns the entire building. They manage the maintenance and other day to day operations of the building.
A condominium or condo building is when each individual unit is owned individually. There are often times "move in" and "move out" type charges imposed by the building itself which are held in case of damages during the moving process.
A cooperative building or co-op can be very tough to get into whether you are a buyer or a renter. While the apartments are owned by individuals, the owners must abide by the bylaws of the building and are often times at the mercy of the co-op board when granting someone the right to rent a particular apartment.
